WHAT is stamp duty?
Stamp Duty Land Tax (SDLT) is payable on the purchase of land and property in England and Northern Ireland. It is chargeable on all qualifying purchases including freeholds, new and existing leaseholds, shared ownership schemes and any other transfers in exchange for payment (such as taking on a mortgage or buying a share in a house).
how much is stamp duty?
If you are not a first time buyer, or you will not own more than one property, SDLT rates from 1st April 2021 are as follows:
- 0% on the amount up to £125,000
- 2% on the amount from £125,001 to £250,000
- 5% on the amount from £250,001 to £925,000
- 10% on the amount from £925,001 to £1,500,000
- 12% on the amount above £1,500,001
To calculate your stamp duty, you must add together the amount which falls within each band. Please note that higher rates apply if you already own a property which you are not disposing of, for example you are buying a second home or an investment.
You are buying a property for £550,000. You pay nothing from £0 to £125,000, £2500 from £125,000 to £250,000, £15,000 from £250,000 to £550,000. Therefore, £0 + £2500 + £15000 = £17,500.
Rates for Additional properties
- 3% on the amount up to £500,000
- 8% on the amount from £501,000 to £925,000
- 13% on the amount from £925,001 to £1,500,000
- 15% on the amount from £1,500,001
Do First time buyers pay stamp duty?
- You are a first time buyer / you are buying without somebody who is a first time buyer.
